Tenant Rights in Dubai: UAE Tenancy Law & RERA Guide 2026

Dubai tenancy law protects both landlords and tenants under Law No. 26 of 2007 (as amended by Law No. 33 of 2008) and RERA regulations. Understanding your rights as a tenant in Dubai is essential for avoiding disputes and protecting your home or business premises.

Key Tenant Rights in Dubai

Right to Quiet Enjoyment

Dubai tenants have the right to enjoy their property peacefully. Landlords cannot enter premises without proper notice (minimum 48-72 hours except in emergencies) and cannot harass tenants.

Rent Increase Protections

Dubai rent increases are strictly regulated by RERA’s Rental Index. Landlords can only increase rent if the current rent is below the market index, and with 90 days written notice via Notary Public or registered mail.

Eviction Protections in Dubai

Landlords can only evict tenants for specific reasons: personal use by owner, demolition/major renovation (with municipality permit), or non-payment of rent. 12 months notice via Notary is required for owner’s use.

Security Deposit Return

Security deposits in Dubai must be returned within 30 days of lease expiry, less any documented deductions. Landlords cannot withhold deposits for normal wear and tear.

Rental Dispute Center Dubai

The Rental Dispute Center (RDC) at Dubai Land Department resolves tenancy disputes. Our lawyers represent tenants and landlords at the RDC, ensuring efficient resolution.
